Property Verification Checklist Before You Buy in Ahmedabad

Buying property is, for most families, the single largest financial decision of their lives. Yet the majority of disputes we see could have been avoided by a few days of careful verification. This checklist walks you through exactly what to confirm before you commit.

1. Establish a clear chain of title

Trace ownership back at least 30 years. Each transfer — sale, gift, inheritance or partition — should be documented and consistent. A single missing link can render a title unmarketable.

2. Examine the revenue records

• 7/12 (Satbara) extract — confirms ownership and cultivation details for land
• 8-A extract — the land ledger for the holding
• Mutation (hakk-patrak) entries — the history of recorded changes
• City survey / property card for non-agricultural plots

3. Check for encumbrances and dues

Obtain an up-to-date encumbrance status to reveal any mortgage, lien or charge on the property. Separately confirm that property tax, society dues and utility bills are fully paid.

4. Verify approvals and permissions

For constructed property, check the approved building plan, commencement and completion certificates, and — where relevant — the NA (non-agricultural) order. For land, confirm zoning and any conversion permissions.

5. Get a written legal opinion

Before you pay an advance, have an advocate conduct an independent title investigation and issue a written opinion. It is a small cost that protects your entire investment — and gives you real negotiating leverage.
